Do I need a new roof? What is your roof telling you?

It’s not as simple as it sounds to know whether you need a roof replacement or not. Sometimes you might think that repairs would suffice, but in actuality, it would make more sense to replace your roof entirely. If you’re not sure whether you need residential roof replacement or repair, feel free to contact us at any time for a free estimate. We’ll determine what the best steps to take would be. In the meantime, here are the warning signs that tell you that you might need a residential roof replacement in the near future.

  • Your roof is leaking – If your roof leaks in multiple locations and leaks at different times of the year, chances are, your roof needs to be replaced.

  • Your roof is old– Although you probably can’t tell how old your roof is by looking at it, you might have an idea of how old it is, whether you were there from the beginning or the previous owners let you know. Most roofs last between 20 and 25 years. If yours is older than that, chances are, you’ll need to replace it soon.

  • Shingles are missing– One of the most telling signs that your roof needs to be replaced is when you find that shingles are missing. This also lets you know that your roof is up there in years, and you should be thinking about finding a professional to repair it or replace it. Also, look for cracked shingles, shingle edges that are curled, and missing granules. If you’re missing shingles and need to file an insurance claim, we can assist you with that, too.

  • You can see dark streaks or algae– While dark streaks may not necessarily harm the shingles on your roof, you can’t deny that they look pretty unappealing. Dark streaks are a symptom of algae, which is another sign that your roof is getting old and that you will likely need to replace it soon.

Here at Kanga Roof, we offer residential roof replacement to people who live in Northern Illinois and Southern Wisconsin. If you think you might need to replace your roof, contact us today!

What Causes a Roof to Leak

Roof leaks are caused by many factors. The age of the roof, the materials used and craftsmanship during the install, the “micro-climate” around your roof and resent weather events all can cause leaks. Basic maintenance is required to keep your roof leak-free.

AGE – Most roofing systems can be expected to last 30 years or more if the conditions are all perfect. This includes how it was installed, other building materials, ventilation of the attic space (photo shows proper ventilation at ridge) and maintenance of your roof.  If you roof is leaking, there is a good chance we can repair the leak.

MATERIALS and CRAFTSMENSHIP– What is the most important day in the life of your roof? The day it is installed. Quality materials installed properly, with care will increase the life of your roof and reduce roof repairs. If your roof was installed without craftmanship, your roof will leak sooner, rather than later. A properly installed roof using quality materials will last for 30+ years!

Your MICRO-CLIMATE – If your roof is heavily shaded by trees and covered with leaves it won’t perform well for long. Keeping your roof and gutters clean and debris free will help it last longer. If you live in an area prone to high winds, your roof will have to work harder to protect your house. Repairing missing shingles is a cheap repair that will extend the life or your roof. Cleaning your gutters or installing gutter screens or gutter covers will help keep gutter free of leaves and debris.

WEATHER – Storms will greatly impact the life of your roof. If you have hail damage on your roof, it will remove the protective granules on your shingles and expose them to the harmful effects of the UV rays coming from the sun. This will “bake” your shingles and cause them to dry out and crack more quickly. Tornadoes will blow your shingles off the roof. Ice damming (shown here) caused by long periods of snow cover will also cause leaks and damage the shingles.

MAINTAINING YOUR ROOF – Roofing systems are not maintenance free. Yearly, basic maintenance of cleaning your roof of debris, replacing caulking, inspecting and repairing your flashings, cleaning your gutters, and replacing a missing shingle will help extend the life of your roof.
