What Causes a Roof to Leak
Roof leaks are caused by many factors. The age of the roof, the materials used and craftsmanship during the install, the “micro-climate” around your roof and resent weather events all can cause leaks. Basic maintenance is required to keep your roof leak-free.

AGE – Most roofing systems can be expected to last 30 years or more if the conditions are all perfect. This includes how it was installed, other building materials, ventilation of the attic space (photo shows proper ventilation at ridge) and maintenance of your roof. If you roof is leaking, there is a good chance we can repair the leak.

MATERIALS and CRAFTSMENSHIP– What is the most important day in the life of your roof? The day it is installed. Quality materials installed properly, with care will increase the life of your roof and reduce roof repairs. If your roof was installed without craftmanship, your roof will leak sooner, rather than later. A properly installed roof using quality materials will last for 30+ years!

Your MICRO-CLIMATE – If your roof is heavily shaded by trees and covered with leaves it won’t perform well for long. Keeping your roof and gutters clean and debris free will help it last longer. If you live in an area prone to high winds, your roof will have to work harder to protect your house. Repairing missing shingles is a cheap repair that will extend the life or your roof. Cleaning your gutters or installing gutter screens or gutter covers will help keep gutter free of leaves and debris.

WEATHER – Storms will greatly impact the life of your roof. If you have hail damage on your roof, it will remove the protective granules on your shingles and expose them to the harmful effects of the UV rays coming from the sun. This will “bake” your shingles and cause them to dry out and crack more quickly. Tornadoes will blow your shingles off the roof. Ice damming (shown here) caused by long periods of snow cover will also cause leaks and damage the shingles.
